What is an off-market property?

An off-market property is one that is for sale but not publicly advertised — no portal listing, no board and no open homes. It is sold quietly through the selling agent's own network.

Why do sellers sell off-market?

For privacy — a divorce, a deceased estate or a downsize they would rather keep quiet — or to test a price before committing to a marketing campaign, and to avoid weeks of open homes.

How do you find off-market property in Australia?

Through a buyers agent, direct from a selling agency's pre-campaign list, or on a network that gathers pre-campaign stock from agencies across the country into one searchable place.

Off-market property in Australia

An off-market property is one that is for sale but not advertised — no portal listing, no board, no open homes. It is sold quietly, through the selling agent’s own network, and most buyers never hear about it. Back Channel Property collects that stock in one place for buyers agents.

The network is holding 4,048 off-market properties across 1565 suburbs right now. Pick a suburb below to see what is there.

Why properties sell off-market

Sellers choose it for privacy — a divorce, a deceased estate, a downsize they would rather the neighbours did not follow. Others are testing a price before committing to a campaign, or want to avoid weeks of strangers walking through the house.

For an agent it saves the marketing spend and the campaign timetable. For a buyer it means no bidding war and no competition from people who never saw the listing, which is exactly why buyers agents chase it.

How to find off-market property

Through a buyers agent. They hold the agent relationships, and roughly half of what they buy never reaches a portal.
Direct from the selling agency. Many publish a small pre-campaign list to their own database before a property goes live.
